Garage Door Repair For Sedella Homes in Goodyear, AZ

Sedella's wide single-story homes sit on lots of roughly a quarter acre or more, so one house can carry a double door, a tandem single and sometimes a 14 ft RV door.

Big Lots, Wide Houses, More Than One Door

Sedella homes rarely have just one garage door to worry about. It’s a 638-acre gated master plan at the northwest corner of Indian School Road and Citrus Road, and most homes are single-story stucco ranches with tile roofs on lots from about a quarter acre to 0.4 acre. A 0.27-acre lot is common, and builders spent that room on garages.

The 3-car garage is the norm. A 3-car tandem shows up on at least five listings, where the third car parks behind another one in a deeper bay. Split 3-car, 4-car and even 5-car garages turn up too.

For the doors, that means one house often has two door sizes and two openers. The double door takes the daily traffic. The single on the tandem bay might move once a day or once a week. They don’t wear out on the same schedule, so treat them as two doors with two histories. When either one acts up, garage door repair in Goodyear should start with a look at both, since each has its own springs, cables and rollers.

RVs Behind the Gate, And the 14 Ft Doors That Follow

One Sedella listing puts it plainly: the community allows RVs behind the gate without requiring an RV garage. RV gates and pads are common, and listings describe an HOA that allows RVs, boats and toys. So plenty of owners park outside today and think about building around the rig later.

Some already have. Maracay offered attached RV garage options on select plans, and one home has a 47 ft deep insulated, air-conditioned RV garage with a 14 ft door, a 240-volt hookup and a dump station.

A 14 ft door isn’t a standard door stretched taller. More height means more weight, and more weight means heavier springs, longer vertical track and an opener with enough lift to handle it. It’s specialty work, sized door by door. If you’re adding an RV bay, our RV and replacement door installation page covers sizing, and wall-mount opener installation explains the LiftMaster options that keep the ceiling clear.

Two Builders, Two Ages of Hardware

Meritage built Sedella’s earlier parcels. Listings show Meritage homes from 2013 in Parcel 1B and 2018 in Parcel 3C. Maracay, now part of Tri Pointe, bought 75 finished lots in the last gated parcel in January 2020, and listed homes run through 2023.

That split matters more than the brand names. A 2013 home’s original springs carry about 13 years of daily use, and torsion springs commonly last 8 to 15. The oldest Sedella homes are right in the window where the first spring breaks, usually with a loud bang from the garage and a door that won’t lift. If that happens, stop pressing the button. The opener can’t lift the door alone, and running it can strip the gear. Our spring replacement page covers what comes next.

Homes from 2020 on are younger. On those, the likely projects are openers, remotes and keypads, not springs.

Before You Change the Door’s Look

The Sedella Master Community Assn. runs between $113 and $146 a month in listings and looks after parks, playgrounds, walking paths, ramadas and sport courts. We didn’t find a public rule on garage door styles. An HOA this active usually wants to approve color or design changes, though, so check before you order.

Fronts here are painted stucco with tile or concrete tile roofs, and newer homes add stone or brick veneer. On a wide single-story house the garage doors take up a big share of what you see from the street. A door that suits the stucco and stone carries the whole front. A mismatched one carries it too, just in the wrong direction.

Belen Soto, a PK-8 school in the Litchfield district, sits inside Sedella and opened with 928 students, so plenty of households here run on a school-bell schedule. If a door won’t open at either end of that day, 24/7 emergency service is one call away.

Abel Ranch Next Door Is Its Own Community

Abel Ranch is a separate planned community, not a phase of Sedella. Meritage bought 218 acres of former farmland at the southeast corner of Citrus Road and Camelback Road, with 451 homes planned, and Tri Pointe is building another phase at the northeast corner of Indian School and Citrus.

The garages there vary by product. Tri Pointe’s Camerano plans have 3-bay garages and its Navarre plans have 3 or 4 bays, all single-story. Meritage’s Reserve Series plans all have 2-car garages. The good news on homes this new is that nothing’s worn out yet. Keep it that way with garage door tune-ups from the start, and those first springs should give you their full run.

Questions We Hear a Lot

Can You Add a Garage Door to an RV Garage in Sedella?

We can quote the door, springs, track and opener for an RV bay. What we can't do is approve the building. Listings say Sedella allows RVs behind the gate without an RV garage, so many homes don't have one yet. If you're planning to build, get the bay's height and depth settled first, then we'll size a door to fit. Tall doors are heavier, so the springs and opener get matched to that door, not pulled off a standard list.

What Kind of Opener Works on a 14 Ft RV Garage Door?

Many pros pick a wall-mount, or jackshaft, opener for a door that tall. It mounts beside the door on the torsion spring shaft, so there's no long rail hanging from the ceiling, and the headroom stays clear for the rig. It still has to be rated for the door's weight. And on any opener, the photo eyes sit no higher than 6 inches off the floor, no matter how tall the door is.

Why Does My Tandem Bay Door Act Different From My Double Door?

Because they're two separate systems. A tandem bay usually has its own single-width door, its own springs and often its own opener, so it wears on its own schedule. If the single door gets opened less, its springs can outlast the double door's by years. When one door fails, have the other checked anyway, since they went in the same year.
