A cart door going up and down four or five times a day burns through its rating far faster than a car door used twice. So when the cart door starts feeling heavy or slow, test the balance: lift it halfway by hand and let go. A healthy door stays put. Not every home has a cart bay. A 1999 Robson Doral of 1,136 sq ft has a 2-car garage with a service door and nothing else, and some listings mention only a side driveway for cart parking. On those smaller original homes, the more common upgrade is a new, quieter opener.

The ALC Wants a Permit for Paint
PebbleCreek’s Architecture and Landscape Committee, the ALC, reaches further than most HOA boards. According to a 2023 article in the community paper, you need an ALC permit for any change to the external view of the property. That covers painting the exterior of the home, garage doors or fences, even in the same color. Only Robson-approved colors are allowed.
The ALC’s list of covered items includes doors too, so count on a permit for a full replacement. Guidelines and forms are at the ALC office in the Tuscany Falls Clubhouse and on the members-only HOA site.

So a 30-year-old first-phase door can sit a few streets from one that’s brand new. If yours is original, run the safety reverse test: lay a 2x4 flat on the floor under the door and close it. The standard is that the door reverses within 2 seconds of touching it. On the oldest doors, the panels, springs and opener tend to wear out together.
