Garage Door Repair For El Cidro Homes in Goodyear, AZ
El Cidro is still being built by seven different builders, so most owners here want upgrades and first adjustments, not a whole new door.
Seven Builders on One Street Grid
New house, new garage door, and the opener still rattles the bedroom wall every time it runs. That’s a common first complaint in El Cidro, and it’s an easy one to fix. The neighborhood runs south of Lower Buckeye Road and east of Cotton Lane, with model homes on West Illini and West Fulton streets. The plan behind it is old, adopted in 2007 and amended eight times. The houses are new. City permits for the first parcels came in November 2018, Century opened sales in August 2023, and listings show homes built in 2023, 2024, 2025 and 2026.
BET Investments is the developer, and builder pages and listings name seven builders: Century Communities, Dream Finders, D.R. Horton, Lennar, Landsea/Risewell, Meritage and William Ryan. Each can use its own door supplier, opener and spring setup. Two houses a few lots apart may have different door brands, opener brands and remotes, so we never assume one El Cidro door is set up like the next.
Most homes are single-story, about 1,600 to 2,900 square feet, on lots of 5,750 to 6,736 square feet. The 2-car garage is standard. A third bay comes only on the largest plans, like D.R. Horton’s Phoenician and Dream Finders’ Lumina and Solstice. On a 45 to 55 ft lot, that garage door is the biggest thing on the front of the house.

Tandem Bays And EV Chargers
New builds here are showing tandem garages. A 2025 Lennar “El Cidro Signature” home lists a 3-space tandem garage with EV charging, and a 2026 William Ryan home lists a 2-space tandem.
That combination changes where things go. An EV charger on the garage wall and a cord running to the car take up space an opener’s wall control or a jackshaft unit might want. A tandem bay with its own door needs a second opener for that door. If you’re adding Wi-Fi control, plan around where the charger already sits before picking a spot. Our quiet and smart opener installation page covers belt, chain and wall-mount options.

Garage Door Services in Goodyear
Springs, openers, sensors, cables and new doors. One phone number for all of it, answered 24/7 for emergencies.
Request an EstimateUpgrades People Make in Year One
Once the boxes are unpacked, owners start noticing what the builder’s door and opener don’t do.
- A quieter opener: A chain drive rattles through the wall when a bedroom sits next to the garage. A belt drive is the usual swap.
- An insulated door: In a Goodyear summer, a bare steel door turns the garage into an oven.
- Keypads and app control: Handy for kids walking home or for package drop-offs.
Any change to the door’s outside look goes through the El Cidro HOA, managed by AAM, at $120 to $125 a month in listings. We haven’t found its written door rules, so ask before you change anything. Approval first, then order insulated garage door upgrades.
First Repairs on a New Door
New doors still need a little attention. A balanced door stays put when you lift it halfway by hand. If yours drifts up or down, the springs need adjusting, which is a tune-up item, not a failure. Sensors get knocked by moving boxes and bikes, and they belong no higher than 6 inches off the floor. Our first-year tune-up catches both.
If something’s covered by your builder’s warranty, start with the builder. For everything else, our Goodyear garage door team handles it, from a noisy door repair to a remote that stopped pairing.
A School Map Worth Checking
One more El Cidro quirk: school zoning splits by parcel. Most listings show Copper Trails K-8 and Desert Edge High School, but some Fulton Street homes list Las Brisas Academy and Estrella Foothills High School, and the original lot flyer named the Liberty district. Check your own parcel before you count on a school. More homes may be coming too. A 42.4-acre El Cidro parcel near Lower Buckeye and the future Loop 303 was proposed in 2024 for about 463 units, though the outcome hasn’t been reported.
One thing worth doing in a new house: put our number in your phone now, while nothing’s wrong. Our emergency service line is answered 24/7, so if a door quits at an odd hour, you won’t be searching for help with the car stuck inside.
Questions We Hear a Lot
Should I Call The Builder or a Garage Door Company For My New El Cidro Home?
If the problem's covered by your builder's warranty, call the builder first. Swapping parts yourself or hiring someone else could affect that coverage, so read your paperwork. Upgrades are a different story. A quieter opener, a keypad, Wi-Fi control or an insulated door are add-ons, not warranty repairs, and that's work we do on homes of any age.
Can I Put an Opener on The Back Door of a Tandem Garage in El Cidro?
If the tandem space has its own door, it needs its own opener. If the tandem is a deep bay behind one door, the main opener covers it. Listings show tandem garages on recent Lennar and William Ryan homes here, and some have EV chargers in the garage. We plan the opener spot around the charger and the cord's path, so nothing hangs where the car or the door travels.
Is My El Cidro Garage Door Insulated?
It depends on the builder and the options picked at contract. Look at the inside of the door. Bare painted steel means no insulation. A foam layer or a second steel skin means it's insulated. Our installation page explains how to compare insulated doors, and the El Cidro HOA should see any change to the outside look before you order.
