Garage Door Repair For Cottonflower Homes in Goodyear, AZ
Cottonflower was zoned so the garage wouldn't run the street, which is why so many of its doors face sideways or sit behind the living space.
Garages Built to Stay in the Background
Most subdivisions let the garage door hog the front of the house. Cottonflower was zoned to stop that, and the result is a neighborhood where a lot of garage doors are tucked back or turned sideways. It sits at the southwest corner of Yuma Road and Cotton Lane. The City rezoned its 235.5 acres in October 1999, with The Roston Company as developer, and capped it at 822 homes. Hacienda, Richmond American, Centex and Taylor Woodrow built them, mostly in 2003 and 2004.
The lots are narrow. The zoning set widths of 50, 55 and 60 feet, about 110 feet deep, with no more than 300 lots at the 50 ft size. On a lot that tight, a double garage door could easily swallow the whole front, so the zoning dealt with it head on.
The rules called for plans “de-emphasizing the garage element,” with living areas pushed forward of the garage. On a Cottonflower house the door often sits behind the line of the front rooms, or faces the side yard. For anyone working on it, that can mean a tighter approach and less elbow room beside the opening.

At Least One in Five Garages Faces Sideways
Cottonflower’s zoning goes further than the usual design guideline. It says no less than 20% of the houses shall have side-entry garages, and those garages may sit within 10 feet of the front property line, turned so the door faces the side yard instead of the street.
A side-entry garage brings its own checklist:
- Side room: The wall beside the opening needs space for the vertical track and, on some doors, the spring hardware.
- Headroom: The ceiling above needs room for the torsion spring and the opener rail.
- The turn: The driveway has to swing the car in without clipping the door.
That last one causes real trouble. Backing into a partly open door is a common way to knock a door off its track or jump a cable off its drum, and a tight turn makes it easier to do. Our track and cable repair page covers what happens next.
When we quote new garage doors for a side-entry garage, we measure the room around the opening, not only the opening itself.

Request an EstimateFour Builders, 21 to 25 Years In
Listings show homes built from 2001 to 2005, which puts original doors, springs and openers at 21 to 25 years old. Four builders means four sets of original specs, so we never assume one Cottonflower door is set up like the house next door.
Most pros expect 8 to 15 years from a torsion spring. Extension springs, the kind that stretch along the side tracks above the door, usually run 7 to 12. Either way, an original spring in Cottonflower has had its run. Our torsion spring repair page explains the job.
Openers this age often still run, just louder and slower. Twenty-plus years wears the drive gear and lets the force settings drift. If yours strains or reverses for no reason, garage door opener repair is the first stop.
One- And Two-Story Fronts, Five Color Schemes
The zoning capped two-story homes at 60% and kept them off corner lots, off Yuma Road and off the west edge facing Sweetwater Estates. It also required at least five color schemes and no identical elevation side by side or across the street. Listings describe painted stucco with tile roofs in Santa Barbara, Tuscan and ranch styles.
The single-story plans run about 1,800 to 2,300 square feet with 2-car garages. The two-story plans, about 2,500 to 2,700 square feet, often have 3-car garages, and at least one 2003 Richmond American has a tandem.
The Cottonflower HOA charges $283 a quarter and looks after about 34 acres of open space, a playground and a walking path. Check with them before changing a door’s color or style. On a street designed so no two houses match, a door picked to suit your own scheme is how it should be, and Goodyear AZ Garage Door Service is glad to help you find it.
Questions We Hear a Lot
Is a Side-Entry Garage Door Different to Repair Than a Front-Facing One?
The door itself is the same kind of sectional door. What changes is the space around it. A side-entry garage turns the driveway, so the approach is tighter and the wall beside the opening can be short. We check side room for the track and spring hardware, and headroom above the opening, before we order parts. On a replacement we measure all of it, not just the door size.
What Color Should a New Garage Door Be in Cottonflower?
Start with your home's original scheme. The City's zoning for Cottonflower required at least five color schemes and two roof-tile options so neighboring houses wouldn't match. A door that fits your own stucco and tile keeps that look intact. Check with the Cottonflower HOA before you order, since it has an interest in exterior changes.
Why Does My Cottonflower Garage Sit Behind The Front of The House?
Because the City asked for it. Cottonflower's 1999 zoning called for plans de-emphasizing the garage element, with living areas projecting forward of the garage, and at least 20% of homes had to have side-entry garages. On a recessed or side-facing garage the driveway approach is shorter or turns, so watch your clearance when backing out with the door partway up.
