Garage Door Repair For CantaMia at Estrella Homes in Goodyear, AZ

In a single-story 55+ home, most trips in and out go through the garage, so the garage door is really the front door.

When the Garage Is the Way In

Your garage door is the front door here, whatever the architect called it. Every home in CantaMia is single-story, from 1,189 sq ft to 2,852 sq ft across today’s plans. With everything on one level, the garage is the daily way in and out, and the actual front door gets saved for guests. So when the garage door won’t open, the car stays put, and so does the trip to the 29,000 sq ft Village Center.

In a house like that, the opener is the brain of the whole routine, and it pays to have a good one. Three things help most:

  • A quiet belt drive: LiftMaster belt drive openers run much quieter than older chain units, which is nice when the garage shares a wall with a bedroom or den.
  • A battery backup: It’s an option on many LiftMaster models and keeps the door working when the power’s out.
  • A manual release you know how to use: Find the red cord now, and only pull it while the door is closed.

If you’re shopping, see our page on quiet belt drive openers.

Behind the Gate at the South End of Estrella

CantaMia sits at the southern end of Estrella, on land first planned as Province. Joseph Carl Homes launched it in January 2010 as Estrella’s first active adult (55+) neighborhood. AV Homes built next, then Taylor Morrison. About 1,700 homes are planned at build-out, and Taylor Morrison is still building.

It’s gated with a guarded entry, so a service visit needs a gate pass set up before we arrive. Add us to your guest list when you book. For the wider master plan outside the gate, our Estrella page covers the lake and hillside parcels.

Two associations cover each home: the CantaMia HOA and the Estrella master association. One listing shows about $348 a month for the two together. That’s two sets of eyes on any change to a door’s look, so check with both before choosing a new garage door. Our Estrella page covers the design review rules in the Estrella Community Handbook.

Four Series, Several Garage Shapes

CantaMia’s plans come in four series, and the garage changes with each:

  • Duet (1,189 to 1,700 sq ft) and Chorus (1,419 to 1,766 sq ft): attached 2-car garages. On a small home, that 2-car door is a big share of the front.
  • Ensemble (1,629 to 2,280 sq ft) and Symphony (2,261 to 2,852 sq ft): 2- or 3-car garages, and some Symphony homes add a casita.

Some homes set aside room for a golf cart. A 2013 home of 2,119 sq ft has a 3-space split garage with golf cart space, and a 2017 home has a 3-space tandem garage with room for a cart. A split layout means a narrower single door beside the double, with its own springs. A tandem means a deeper bay behind one door. Some newer Taylor Morrison homes go further still, like a 2026 Maestro with a 4 ft garage extension.

Every listing checked has a tile roof, and lots run about 6,000 to 8,600 sq ft.

The First Springs Are About 15 Years Old

Homes from the 2010 launch now have springs and openers around 15 years old. That’s the far end of the 8 to 15 years most pros expect from a torsion spring, so the first wave of CantaMia doors is due.

A broken spring usually announces itself with a loud bang from the garage, and then the door won’t lift or lifts crooked. Don’t keep pressing the button. The opener can’t lift that weight on its own, and running it can strip the gear or pull the door off line. And don’t pull the release cord with the door up on a broken spring, because nothing’s holding it there. Our spring repair for 2010-era doors page goes through the work.

An opener from 2010 has had 15 years of daily trips too. If it’s started grinding or reversing for no reason, you didn’t do anything wrong. It’s simply done a lot of lifting. Our garage door repair service in Goodyear can tell you whether it needs a part or a whole new unit, and either way it’s a very fixable problem.

Questions We Hear a Lot

How Do I Get My Car Out of a CantaMia Garage if The Power Goes Out?

Pull the opener's red emergency release cord with the door closed, then lift the door by hand. A balanced door is light enough to lift and stays put halfway. If it feels very heavy or wants to slam down, a spring may be broken, so don't force it. Close it again and call. A battery backup on the opener avoids the whole problem, and it's an option on many LiftMaster models.

Do I Need Two Approvals to Change My CantaMia Garage Door?

Possibly. CantaMia homes pay into two associations, the CantaMia HOA and the Estrella master association. We haven't found a written CantaMia rule on garage doors, so ask both before a new door or a color change. Bring a photo of the front of your home and the door style you want, and hold the order until you have approval in hand.

Will a Standard Opener Rail Fit an Extended CantaMia Garage?

Usually, yes. Some newer Taylor Morrison plans, like a 2026 Maestro, come with a 4 ft garage extension. An opener rail is sized to the door's height, not the depth of the room, so a standard 7 ft door takes a standard rail and a taller door needs an extension kit. The extra depth mostly changes where the wall button and opener light are handy, so we measure before mounting either one.
